Can the standard 2 x joists specified for floors and roof framing be substituted with engineered I-joists or trusses?

Yes. Your builder or contractor can easily convert these. Also your local supplier will generally provide engineered specifications for custom installation at no cost.

If the plan specifies 2x4 exterior wall studs, can 2x6 studs be used instead?

Yes. You can easily substitute 2x6 studs for the exterior walls or vice-versa. Your builder will be able to make the change. Note that you will need to order extension jambs for your windows when using 2x6 wall studs.

If a house plan specifies horizontal siding material, can it be built with brick or stone?

Yes. The foundation will have to be constructed with a brick ledge for support. This is something your builder will be able to handle. The converse is also possible, going from brick siding to horizontal siding with no brick ledge.

What if a different foundation is needed other than the type specified on the plan?

In most cases your builder can easily make the changes or modifications for different types of foundations.

Are custom changes or modifications available?

A limited amount of changes may be possible on some plans. Email us with the plan number and a description of the desired changes. We will let you know if the modifications are feasible and what the additional cost will be, as well as the time frame for completion. If the changes are minor there may be no custom charge at all. Otherwise, the average fees for most of our customization projects, in addition to the cost of the plan, range from $75.00 to $975.00 depending on the size and complexity of the individual plan and the number of changes you require. The average project duration runs about 7-10 days, depending on our current work load at the time. Or, you may also wish to take the purchased Repro Plan Set/PDF File to your builder for modifications locally. In many cases your builder may be able to make the changes for you without having to go to the expense of having the plan sheets redrawn. For example, changing 2x4 exterior walls to 2x6 can be accomplished without redrawing the plan sheets. We will gladly provide mark-up notations on the plan at no additional cost. Otherwise, the cost to modify drawings to show 2x6 exterior walls instead of 2x4 is indicated on each plan description page in the "Available Options" section. Standard modifications run 1-2 weeks for completion.

How much does it cost for custom modifications?

Custom modification costs will vary depending on the plan itself and on the number and complexity of your changes. Keep in mind, that, changes for a 2-story or complex large house plan generally cost more than a 1-story, simple plan. Changes that involve reconfiguring the roof plan can be time consuming and expensive. Changes that increase the depth of the dwelling are usually more expensive than changes that increase the width of a dwelling.

What is the procedure for getting custom modification quotes?

The easiest way to start the custom modification process and receive a quote is by emailing us with a list or description of the changes you wish to make for a specific plan. Either tell us what you would like to achieve or, if you know exactly what you want to change, describe those changes. Although it is not necessary, some people will scan a copy of marked-up changes and email them as an attached PDF File. Just describing in an email to us is enough whereby we will reply within about a day letting you know if the modifications are feasible and provide a price and completion time for the work. When we send a detailed quote it will list the plan sheets that will to be modified and/or redrawn along with ordering instructions. Your specific custom modification will then be listed in the drop-down options menu on the plan detail page for the plan in which you are making changes. You will then need to place that order before any modification work can be performed. For more complex modification projects, once your order is placed, within a given number of days you will receive a PDF file of a preliminary floor plan showing the changes on your plan for you to review before completion. All prices are quoted via email; we do not quote prices over the phone. Since we need to thoroughly review the proposed changes and the resulting effects on the drawing sheets for a specific plan, we cannot give you "ball park" figures over the phone. Due to high demand and time constraints, quotes are valid only for a designated amount of time. We cannot guarantee the same price beyond that period of time.

Does the plan have to be purchased first before getting custom changes?

No. If, for some reason, the changes are not feasible or the modification cost is too much for your budget, you would be stuck with a useless set of plans.

Can a house plan with a full basement be converted to a partial basement with crawl space or vice-versa?

Yes, your builder will be able to easily calculate those changes depending on the lay of the land.

No, we do not provide this type of modification. You will have to purchase the plan, as is, and have your builder make the wall construction changes.

Are custom design services available?

No, custom design services are not available. Carolina Home Plans, LLC, an online business, is exclusively involved in the sale of pre-designed, stock house plans through our online store, which is hosted by Yahoo. However, we do provide custom modifications for most of our plans, available online through our website.

In an effort to keep our online prices at low, affordable rates and remain within sales tax regulations, we do not provide one-on-one physical meetings and we are not open to the general public. Although, locally we run a separate small business offering custom residential designs at considerably higher rates, that service is not available through this website.
